
The former Graduate Hospital campus was redeveloped into 155 luxury apartment homes, a physical rehabilitation facility and an acute care hospital. The project required reconstruction of the existing parking lot to support the modification of uses. Nave Newell completed an ERSA application, Conceptual SWM approval, Technical SWM approval and coordination with the Geotechnical Consultant and PWD staff to prepare a custom stormwater trench designed to address restrictions from existing buried debris and a clay layer prohibiting infiltration of stormwater. Nave Newell provided grading, drainage and stormwater management and construction support during the stormwater trench installation to assist the contractor and geotechnical consultant in certifying the custom trench design was in accordance with the approved drawings and PWD specifications.

1900 Arch Street, City of Philadelphia, PA
PMC Property Group and EB Realty Management Corp. proposed a mixed-use development of three tower buildings to include 236 apartments, 10,000 sf of office space and two restaurants on the first two floors as well as underground parking and a courtyard. Subsequent application for a zoning variance was required for this conversion. Nave Newell supported the Architect and Developer by completing an ERSA application and Conceptual SWM approval through PWD as a pre-requisite for the Zoning Permit application. The design included utility coordination as well as well as coordination for a green roof system and stormwater cistern to be located within the underground parking garage.

Valley Suburban Center, Valley Township, Chester County, PA
Nave Newell completed planning and design for this 63-acre site to be developed as a mixed use, retail and residential property and include 98 townhouses, 192 apartments, two restaurant pads, two retail pads and one retail pad with a drive-thru. Retail space will total 54,000 sf. Nave Newell worked with the developer and the Township to design this site to accommodate its multiple uses. Parking, vehicular and pedestrian traffic patterns have been one of the challenging design components, as well as landscape buffering between the residential and retail sections of the site. Nave Newell has also been responsible for completing the stormwater management and sanitary sewer design, connecting the water service lines and vertical geometry for the roads.

2040 Market Street, City of Philadelphia, PA
PMC Property Group purchased the former AAA Mid-Atlantic Headquarters to redevelop into 275 high-end residential apartments with retail space and a courtyard on the ground floor. The redevelopment includes the addition of eight storeys on top of the original building as well as two 13-storey wings on the back of the building and underground parking located below both new and existing structures. Working with Stephen Varenhorst Architects, Nave Newell completed an ERSA application to confirm exemption from City of Philadelphia stormwater management controls and designed an E&S plan for the parking garage construction to meet City requirements. Construction slated to begin in September 2011.

Dallett, Thornbury Townships, Chester & Delaware Counties, PA
Orleans property falls within two Zoning Districts in two Municipalities and Counties. The resulting plan consists of Greenbriar II, an 82-unit townhouse community, which connects to the existing Greenbriar development on the adjoining property and The Preserve at Squire Cheyney Farm, a 39-unit single family home community, which preserved the existing Squire Cheyney Farmhouse and outbuildings.
Working closely with PaDEP and both Townships, Nave Newell assisted the client’s attorneys and sewer consultants in the design and permitting of the sewage system, which crossed the County/Municipal boundary and required an intermunicipal agreement. Nave Newell also prepared a stormwater management design to voluntarily comply with both Townships’ pending Act 167 Plans, while obtaining a CLOMR from FEMA and multiple General Permits from PaDEP for two road crossings of Cheyney Run, which bisects the property. Nave Newell also obtained E&S approvals from the Delaware County Conservation District and the Chester County Conservation District along with obtaining a General NPDES Permit for the project. Nave Newell also assisted during construction with houseline stakeout and permit plan preparation.
