
Nave Newell worked closely with Sapphire to develop this 106 acre site as a 688,000 sf retail power center to include big box sites, junior anchor stores and restaurant and bank pad sites for major national retailers. With our land planning, civil engineering and surveying departments on board, Nave Newell took the lead in all communication and coordination between government agencies, the developer and retailers; creating a win-win situation for all.
Nave Newell coordinated with numerous municipalities and provided land development services for $30 million in site improvements, costs that were minimized as a result of early schematic engineering. We obtained rezoning, land development approval and an expedited NPDES permit within 18 months. Using the latest technological innovations, we created a site with the best layout and grading scenario to overcome site construction challenges including shallow bedrock, while maintaining store visibility and developing a “green” center. Highway improvements required surveying major intersections and High-Definition laser scanning was used to expedite the survey and ensure it was performed safely.
Nave Newell also served as the facilitator throughout the accelerated due diligence period and provided 150 concept plans as well as leasing plans and site plans for the major anchor retailers.

Since 2006, Nave Newell has been Acme's civil consultant for new stores, additions and redevelopments throughout Pennsylvania, New Jersey & Delaware. Acme relies on Nave Newell not only to provide survey and design services, but also to help navigate through the building permit and construction process. Acme also asks Nave Newell to analyze sites that are part of a shopping center to make sure it meets their requirements for loading and delivery truck turning movements.
This project involved the redevelopment of a smaller existing Acme and an adjacent Jaguar Dealership into a new 27,000 SF Acme. Nave Newell helped Acme ease the concerns of neighbors by coordinating with a Township Ward Commissioner to schedule multiple meetings to address their concerns and develop a layout that was acceptable to both Supervalu and the neighborhood. Nave Newell prepared various exhibits for these meetings, including multiple perspective renderings created in Google SketchUp to show the proposed Acme transposed onto actual photographs of the site. The project has received zoning approval and is currently in the land development approval process.

Nave Newell worked closely with Citizens Bank to redevelop a former Dunkin’ Donuts store into a bank. The project posed several challenges as the existing site was only 0.3 acres and the scope of work included a branch bank with drive-thru windows and new off-street parking.
Nave Newell generated numerous sketch alternatives in an effort to address pending village design standards which Citizens agreed to incorporate to the extent practical. Land Development entitlements have been secured and Citizens Bank plans to start construction in the spring of 2011.

Nave

services for this renovation project. The facility was converted from
a traditional enclosed mall layout to a shopping center layout. The transformation
required the demolition of 1/3 of the existing mall to accommodate several
out parcel lots and provide access to the in-line retail establishments.

Nave Newell provided land development services for the redevelopment of an existing warehouse on 6.44 acres for a CVS Pharmacy. Phase one of the project included the CVS Pharmacy with a partial re-use of the existing warehouse facility. The project required PennDOT approval for state highway improvements and road widening to S. R. 0023. To obtain approval, Nave Newell prepared a Highway Occupancy Permit Application Package and Right of Way Dedication Plans.

Turkey Hill proposed to build a new retail store with 10 gasoline pumps on a one acre site in Lower Providence Township. Nave Newell prepared a Conditional Use plan for the development of the unique site that required two underground stormwater facilities connected to the Township stormwater system to accommodate the routing of gas lines and infrastructure to support the gas island. The project also included a rain garden and infiltration system to capture stormwater run-off and provide water quality benefits. Nave Newell was quickly able to obtain NPDES/E&S approval including BMP design in 3 months. The project also required a PennDOT approval for access to two state roadways.
For Township approval, Nave Newell prepared Land Development plans that included grading, stormwater management, landscaping and E&S. The Township praised Nave Newell for the exhibits and presentation renderings prepared in support of project approvals. The renderings illustrated the existing site and what the proposed site would look like after construction.

Newell has provided land development services for over 100 new store projects in PA, NJ, DE & MD. The store pictured represents
the company’s new retail concept, featuring expanded sites, larger
convenience stores and gas stations.
These new 5,500 SF stores are usually located on five-acre sites and must be designed to provide easy access from major highways and easy entry to the buildings.
For most new construction projects, Nave Newell facilitates the township approval process, coordinating the development and presentation of site plan designs with the attorneys, land planners, traffic consultants and other professionals involved in a project. Sensitivity to community concerns is incorporated in the land planning scheme and reflected in sophisticated presentation materials for consideration by neighbors and township authorities. Regulatory compliance and permitting issues are paramount, since all Wawa stores are located on major roadways.
